Current Market Conditions
First, we are seeing some incredible buying opportunities. The publicity about the market (good or bad), foreclosures and the mortgage crunch has created some unbelievable, awesome deals. The foreclosure market whether, the bank owns the property or is negotiating on accepting less than owed (called a short sale) has totally changed from what is was just 6 months ago. The banks, in most cases, are being very realistic with their pricing and what they are willing to accept as a sale price. We have helped many clients with obtaining properties at below market prices either as a home to live in or as an investment. In the past, we rarely came across a "steal of a deal", now these are occurring more frequently.
Because of the past mortgage practices, there are persons who once were able to qualify for a loan but now are unable to do so, therefore the rental market is tightening. This is welcome news for current investors. The supply is shrinking and the demand is growing. We encourage you to contact us if you have thought about investing in rental properties. The market is prime!
Second, homeowners are always keeping an eye on our appreciation rate. Northern Colorado is continually rated in the top 10 of many lists...place to retire, best place to live, etc. Recently, Northern Colorado appreared on the CNN Money's top 10 lists of best places to invest. CNN money predicted 28% appreciation over the next five years. While this appears to be a big number, when broken down, it's 5.6% a year. We haven't seen the market as a whole have a negative appreciation. What has occurred is that most are holding and some new home communities are appreciating well.
